A folio number is a unique identifier used to identify properties in Miami-Dade County. It is also referred to as a parcel identifier. A typical folio number looks like this: 30-40-23-004-1030. All folio numbers consist of 13 digits and can be broken down into five parts:

The first two digits (30) indicate the municipality or city of the property. In this example, "30" represents unincorporated Miami-Dade County.

The next two digits (40) represent the township and range, which correspond to the Area in the MLS. Each MLS area in Miami-Dade covers 36 square miles.

The following two digits (23) indicate the section, or the specific location of the property. Each section in Miami-Dade represents one square mile.

The next three digits (004) designate the subdivision number.

The final four digits (1030) represent the lot and block of the property.
